HOA-Friendly Sliding Door Maintenance for Coral Springs

Coral Springs is one of the most HOA-dense cities in Broward County. Eagle Trace, Heron Bay, Cypress Run, Coral Creek, Whispering Woods, Parkside Estates, Wyndham Lakes, almost every neighborhood inside the city limits has an architectural review board (ARB) that signs off on visible exterior changes. Sliding doors and impact windows sit right at the top of the "needs review" list because they change the look of the rear elevation. The good news: most maintenance and repair work doesn't trigger a review at all. Here is the breakdown after years of working these communities.
1. Repair vs. Replacement: When the ARB Cares
HOAs only care about visible changes. If we keep the same frame, same color, same panel layout, and same glass tint, almost every Coral Springs HOA will treat the work as routine maintenance and require zero submissions. That includes track repair, lock repair, roller swaps, weatherstripping, and even glass re-sealing on impact units. Where it gets touchy is full replacement, a new frame profile, a different grid pattern (colonial vs. clean), tinted glass when the rest of the street is clear, or a different manufacturer's hardware style. That is when you need an ARB packet.
2. Eagle Trace & Cypress Run: The 90s Frame Problem
Most original-build homes in Eagle Trace, Cypress Run, and the older sections of Coral Creek are from the late 1980s and early 1990s, which means the original sliding doors are bronze or charcoal aluminum frames that have been discontinued for two decades. When one panel finally fails and you need a new door, matching the rest of the street is the hard part. Plan four to six weeks lead time on these because the matching profiles are usually built-to-order.
3. Heron Bay & Parkside Estates: Newer Builds, Stricter ARBs
Heron Bay, Parkside Estates, and the Wyndham Lakes corridor are newer (2000s-era) builds with stricter ARBs because the architectural style is more uniform. White-frame impact doors are the standard, grid patterns are specified down to the bar width, and any tint above 20% reflectivity is almost always rejected. If you are upgrading to impact windows or full impact sliding doors in one of these communities, we hand you a pre-filled ARB packet with manufacturer cut sheets, NOA numbers, color samples, and grid drawings. Most boards turn these around in 14 to 21 days.
4. Interior Work: No HOA, No Problem
Anything inside the four walls of the house is fully off the HOA's radar. Pocket door repair, new pocket door installs during a remodel, and any hardware-only fixes never require an ARB packet. Interior is where we tell homeowners to do their off-season projects. The dry months of May through early June are ideal for pocket-door work because wall-cavity humidity is at its lowest and the drywall patch cures faster.
5. Screen Doors: The Hidden HOA Trap
Most homeowners don't realize that sliding screen doors are visible from the street in many Coral Springs neighborhoods, especially on lakefront and golf-course lots. Some HOAs (Heron Bay and Eagle Trace specifically) restrict screen frame color to charcoal or bronze, and a bright white aluminum screen will get a violation notice within a month.
